Notice is hereby given that the following estate(s) have been opened for probate in the Pocahontas County Clerk’s Office at P. O. Box 209, 900 Tenth Avenue, Suite C, Marlinton, WV 24954-1333. Any person seeking to impeach or establish a will must make a complaint in accordance with the provisions of West Virginia Code 41-5-11 through 13. Any interested person objecting to the qualifications of the personal representative or the venue or jurisdiction of the court, shall file written notice of an objection with the County Commission through the Pocahontas County Clerk’s Office at the address listed above within 60 days after the date of the first publication or within 30 days of the service of the notice, whichever is later.
If an objection is not filed timely, the objection is forever barred. Any person interested in filing claims against an estate must file them in accordance with West Virginia Code 44-2 and 44-3A.
Settlement of the estate(s) of the following named decedent(s) will proceed without reference to a fiduciary commissioner unless within 60 days from the first publication of this notice a reference is requested by a party of interest or an unpaid creditor files a claim and good cause is shown to support reference to a fiduciary commissioner.

NOTICE OF TRUSTEE’S SALE
OF VALUABLE REAL ESTATE
Notice is hereby given that the undersigned, MICHAEL C. DOSS, Trustee, by virtue of that certain Deed of Trust executed by Darrell R. Jordan, Jr., and bearing date the 13th day of July, 2012, and of record in the Office of the Clerk of the County Commission of Pocahontas County, West Virginia, in Trust Deed Book 340, at page 201, the maker, having defaulted in payment of the note secured by said Deed of Trust as provided by the terms thereof, and the beneficial holder of the said note, Pendleton Community Bank, having declared the whole of the indebtedness thereunder to be due and payable; and having demanded the undersigned in writing to make sale of the real estate described in said Deed of Trust, the undersigned Trustee will offer for sale and sell at public auction to the highest responsible bidder on the 18th day of November, 2022, at 11:00 a.m., at the front steps of the Pocahontas County Courthouse in the Town of Marlinton, Pocahontas County, West Virginia, the premises, being and consisting of the following:
All of that certain tract or parcel of real estate, including a 2013 Fleetwood Mobile Home, VIN# FLE270VA1270407AB, the appurtenances, easements and improvements, thereunto belonging, all being situate in the Edray District of Pocahontas County, West Virginia, approximately One and Seven-Tenths of a mile North East of Woodrow, and being more particularly described as follows:
BEGINNING at a 5/8 x 30-inch re-bar with a blue plastic cap northwest of a dirt road, from which an 8-inch fence post at a fence corner bears South 20 43’ East at 575.7 feet;
Thence through the land of Darrell R. Sr., and Sabrina J. Jordan for the next five courses:
North 35 45’ West for 231.6 feet to a 5/8 x 30-inch re-bar set with a blue plastic cap six feet below a locust tree in a wire fence;
North 53 13’ East for 214. 5 feet to a 5/8 X 30-inch re-bar set with a blue plastic cap by a three-way fence corner;
South 58 50’ East for 202.4 feet to a 5/8 X 30-inch re-bar set with a blue plastic cap northwest of said road and a gate, from which an inch iron pipe found in open ground near the corner of a meadow bears North 77 31’ East at 476.4 feet;
South 49’ West for 138.5 feet to a 5/8 x 30-inch rebar set with a blue plastic cap above the road;
South 51 30’ West for 161.9 feet to the beginning and containing 1.31 acres, more or less, as surveyed by Rodney R. Gardner on June 16, 2012 and as shown on a plat of survey for Darrell R. Jordan, Jr., of record in the Office of the Clerk of the County Commission of Pocahontas County, West Virginia, in Deed Book 338, at page 350.
And being that same tract or parcel of real estate as acquired by Darrell R. Jordan, Jr., by the provisions of a Deed of Conveyance from Darrell R. Jordan, Sr. and Sabrina J. Jordan, said Deed bearing date the 10th day of July, 2012 and of record in the Office of the Clerk of the County Commission of Pocahontas County, West Virginia, in Deed book 338, at Page 346.
The above-described real estate shall be sold subject to any claims, liens, assessments, taxes, restrictions, covenants, conditions, and encumbrances against the same.
The Trustee shall convey title with covenants of Special Warranty. The purchaser shall pay all taxes due and payable against the said property and all taxes hereafter due and assessed against the said property.
TERMS OF SALE: Cash in hand on day of sale or prior approved credit.
CONDITION OF SALE: Said property shall be sold to the highest responsible bidder, with the right reserved to the said Pendleton Community Bank, to bid at said sale and to continue the said sale by declaration from time to time, as they may choose.

POCAHONTAS COUNTY HEALTH DEPARTMENT
FEES FOR SERVICES REVISIONS
At the October 24, 2022 Board of Health meeting, a revised version of the current Fees for Services was reviewed and approved by the Pocahontas County Board of Health, to be effective December 2, 2022.
There will be a thirty (30) day comment period beginning November 1, 2022 and ending December 1, 2022.
Copies of the revised Fees for Services may be obtained at the Pocahontas County Health Department during regular business hours, Monday through Friday from 8 a.m. to 4 p.m.

TOWN OF MARLINTON
The Town of Marlinton is seeking a full-time combined position for Floodplain Manager and Building Inspector.
The Floodplain Manager is responsible for implementing the Town’s Floodplain Ordinance and maintaining records and documents that keep the community eligible to participate in the FEMA’s NFIP and Community Rating System.
The Building Inspector will issue all building permits within the Municipal Boundaries and follow-up with routine periodic inspections. Temporary provisional certification is good for two years, pending online courses showing progression.
Qualified candidates must have a high school diploma or equivalent and a valid West Virginia driver’s license. Successful candidate must possess a Certified Floodplain Management certificate, or will obtain and maintain such a Certificate within 18 months of beginning employment. Must pass a background check.
Salary range is $37,000 to $42,000 based on experience and qualifications. Benefits will be provided. 40-hour week, typically Monday – Friday. However, employee is subject to an occasional Saturday and/or a 24-hour call-out. During an emergency, candidate must respond in a timely manner.
The position will remain open until filled.
