NOTICE OF TRUSTEE’S SALE
NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Trustee, Pill & Pill, PLLC, by that certain Deed of Trust dated July 30, 2021, executed by the Borrower, Joshua A. Hoffmann, to Pill & Pill, PLLC, the Trustee, of record in the Office of the Clerk of the County Commission of Pocahontas County, West Virginia, in Book 400, at Page 413. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 10612 Frost Rd., Marlinton, WV 24954. The Borrower defaulted under the Note and Deed of Trust and the Trustee has been instructed to foreclose under the Deed of Trust. Tract No. I: “Beginning at a stake on the east side of State Route 28 and running in an easterly direction and approximately perpendicular to the said State Route 286 feet to a stake; thence running perpendicular to the former line and in a northerly direction 139 feet to a stake; thence running perpendicular to the former line and in a westerly direction 286 feet to the right-of-way line of the said State Route; thence running with the right-of-way line in a southerly direction 100 feet to the point of beginning, and containing one-half (1/2) acre, more or less.”
Tract No. II: Being a strip land approximately 345 feet long and 12 to 16 feet wide and bounded on the north by the lands of John G. Sharp; on the east by the lands of the United States of America; and on the south by the lands of Lester Tennant; and on the west by State Route No. 28; and being a part of what was formerly known as the Preston-Dreppard Farm.

AND BEING the same real estate conveyed unto Joshua A. Hoffmann by the Deed dated the 1st day of March, 2019, from Douglas Grimes and Connie Grimes, and recorded in the Office of the Clerk of the County Commission of Pocahontas County, West Virginia, in Deed Book 377, at Page 275.
TERMS OF SALE:
1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property.
2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code § 11-22-1.
3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
4). The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
5). The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.

Notice is hereby given that the Board of Trustees of the West Virginia Annual Conference of the United Methodist Church will, on or after October 31, 2024, QUITCLAIM, GRANT and CONVEY to STEVEN E. WOODDELL, JULIE L WHITE and KAREN L BRENDLE, Co-Trustees, or their respective Successors in Trust of the Steven E. Wooddell Living Trust under agreement dated July 31, 1996, including any amendments thereto, an undivided 80% interest as a tenant in common, Julie L White, also known of record as Julie W. White, Trustee or her Successors in Trust of the Julie W. BEGINNING at an iron stake at the Northeastern corner of the Frost Methodist Church lot; thence running with the right-of-way line of State Route No. 84 in an eastwardly direction 50 feet to an iron stake; thence leaving the state right away end running in an southwardly direction and parallel to the line of the church lot 111 feet to an iron stake; thence running in a westwardly direction and parallel to the State Road 84, 50 feet to the line of the Methodist Church lot; thence with the Methodist Church lot line 111 feet to the point of beginning.
And being the same property conveyed to Trustees of the Frost Methodist Episcopal Church from E. C. Gragg and Edna M. Gragg, his wife, by Deed dated August 7, 1962 and recorded in the aforesaid Clerk’s Office in Deed Book 108, at Page 285, reference to which is hereby made.
Said Frost United Methodist Church was declared closed effective August 30, 2024 by a majority of the District Superintendents of the West Virginia Annual Conference of the United Methodist Church.

The Pocahontas County Commission will receive bids for heating oil for all Courthouse Offices and the Jail Building, for the period covering November 12, 2024, through October 31, 2025.
All bids should be submitted in writing, noting increases and/or reductions in prices, and placed in a sealed envelope marked “Sealed Bid – Heating Oil” and delivered by mail or in person to the Pocahontas County Commission, 900 Tenth Avenue, Marlinton, West Virginia 24954, no later than 4:30 p.m. on Friday, November 8, 2024.
Bids will be opened in the Office of the County Commission located in the Pocahontas County Courthouse on Tuesday, the 12th day of November 2024, at 4:45 p.m.

CONTRIBUTION REQUESTS
TO POCAHONTAS COUNTY COMMISSION
Requests to be placed on the agenda for the November session must be made no later than 12:00 noon Wednesday November 6, 2024. Please contact the Pocahontas County Clerk’s Office at 304-799-4549 Monday through Friday between the hours of 8:30 a.m. and 4:30 p.m. or by email to pocaclk@clerk.state.wv.us for further information.
The Pocahontas County Commission will have four (4) funding request meetings per year, one meeting per quarter. To be considered for contribution requests:
(1) All groups, organizations or entities must have representative available at County Commission meeting at time of the initial presentation; no exceptions will be made;
(2) All groups, organizations or entities must show proof (i.e., copy) of its Internal Revenue Service (IRS) issued 501(c) or other non-profit status, or in the case of a public entity (i.e., school board or town), a verified statement of public purpose behind the request; the information requested in this section must be made available to the Commission upon the initial presentation, noting that if any of the documentation is missing the request will not be considered by the Commission;
(3) All individuals, groups, organizations or entities seeking contributions must possess a valid copy of the Internal Revenue Service (IRS) issued 501(c) or other non-profit documentation matching the exact name of the group, organization or entity, except in the case of a public entity (i.e., school board or town);
(4) All requests must contain itemized budget and a financial statement from group, organization or entity at time of initial request, or if request is from a public entity (i.e., school board or town) such budget and financial documents must be presented for the specific project; the information requested in this section must be made available to the Commission upon the initial presentation, noting that if any of the documentation is missing the request will not be considered by the Commission;
(5) Only one request per fiscal year from each group, organization or entity will be considered and such request may only be presented no sooner than the one (1) year anniversary of any prior request, and will be determined by the named payee on previously issued checks; no exceptions will be made;
(6) No requests will be approved for any group, organization or entity in an amount over and above $2,500.00 per fiscal year;
(7) Any group, organization or entity which receives a contribution and/or funding from the Pocahontas County Commission must file at the end of the State’s fiscal year, a report of all disbursements of the funds. Such report of disbursements must be in the form of an audit performed by an independent certified public accountant or, in lieu thereof, by submission of a statement sworn, under oath, by the highest officer or authority of the recipient, group, organization or entity. For purposes of this paragraph the State’s fiscal year runs from July 1st to June 30th.

PUBLIC MEETING NOTICE
The Pocahontas County Building Commission is seeking an application with the United States Department of Agriculture (USDA) for funds to construct an Office of Emergency Services building. The public meeting date is Tuesday, November 12, 2024, at 5:00 p.m. in the Pocahontas County Commission Room.
The purpose of the meeting is to provide an opportunity to become acquainted with the proposed project and to comment on the economic and environmental impact, service areas, or alternatives to the proposed project.
